When you retain
Whitcombe & Co. as your buyer's representative, we stand ready to undertake
any or all of the following tasks on your
behalf, as appropriate:
* Discuss your
housing needs and desires to determine what you absolutely need in a
home, what you would like, and what you don't need.
* Advise you
in the financing pre-qualification or pre-approval process.
* Identify
and inspect homes that may meet your criteria. We will telephone you or email you whenever a new property comes on the
market that meets your criteria. If we believe that a newly
listed home is of particular interest, we will promptly inform you.
* Accompany you
on private tours of homes that you wish to view, and
provide a completely unbiased assessment of each property's value, condition,
quality, amenities, and location.
* Assess the fair value of
each home you express an interest in, and explain the basis for that
assessment. From this information, you can decide how much to
offer for the home you are interested in.
* Lead you
through the process of preparing offers to purchase a home, and provide
any advice appropriate in connection with this process.
* Act as
your representative in negotiations with the seller, and help you
prepare and respond to counteroffers, if necessary.
* Advise you
as to what types of inspections (whole house, geological, radon, lead,
water, roof, structural, drainage, etc.) and insurance policies are appropriate for the home you are
interested in, and help coordinate the inspections you choose to undertake.
* Review relevant title reports, determine if any items
in the report raise legal issues or otherwise need to be brought to
your attention. We will work with the title company to ensure
that your title insurance policy covers any potential problems in the
chain of title.

Coordinate the escrow process, including deposit payments, inspections,
and assuring that deeds, acknowledgements, and other legal documents
are in the proper form.
* Oversee
the escrow closing process to ensure that it is properly executed, and
that all deed and other documents are properly filed and recorded.
